AI Data Center Boom Lifts US Warehouse Rents 3.2%
The rapid construction of AI data centers is increasing demand for nearby warehouse space, as suppliers and infrastructure providers seek places to stage construction materials and power, cooling and telecommunications equipment. JLL said demand is particularly strong around Dallas–Fort Worth and Washington, D.C., where data center projects are clustering and attracting construction, telecom and utilities tenants. U.S. industrial asking rents averaged $10.55 per square foot in the third quarter, up 3.2% from a year earlier—the fastest annual increase since the second quarter of 2024.
