US Housing Markets Cool Unevenly
Housing conditions remain uneven across U.S. regions and price segments. On Florida’s Scenic Highway 30A, newer, well-built luxury homes are holding firm prices but taking longer to sell, while homes needing repairs and properties under $1.5 million face more difficulty. In Lewiston, prices and sales rose modestly in the first half of 2026 as listings increased, though homes took longer to sell and fewer went above their original asking price; nationally, affordability continues to constrain activity even as some markets cool and others heat up. Wausau and the wider Midwest have seen less relief than much of the country, with rents rising and Marathon County’s already scarce for-sale housing becoming even harder to find. Maine also continues to face low inventory and prices that agents expect to remain broadly stable, leaving many buyers priced out and homeowners reluctant to move.
